Why It Matters

Post-war estates are often discussed only through later problems. A heritage account can recover the ambitions behind Langlee: modern homes, open space, neighbourhood facilities and accommodation for a changing workforce. Its later regeneration is part of the same history, not an interruption to it.

The Story

The Town Council acquired land at Wester Langlee in 1950, and site works for housing on the south side of Melrose Road began in 1953. Expansion accelerated in the 1960s and early 1970s as Galashiels was promoted within a wider Central Borders growth strategy. The estate housed people employed in textiles, electronics and public services.

Lower-density houses, flats and maisonettes were arranged across steep ground with pedestrian routes, green space and neighbourhood facilities. The topography produced dramatic views but also complicated access and the relationship between vehicles and footpaths.

Later programmes removed housing that no longer met expectations and replaced it with smaller-scale homes. The regeneration of Upper Langlee should be described carefully: it reflects changing standards and residents’ needs, while the surviving fabric still records the original planning vision.
