Why It Matters
Galashiels’ mills, warehouses and dense terraces record the working core of the textile town. Parsonage Road shows another part of that history: the movement of prosperous households towards larger houses, quieter plots and a more private domestic setting. Its value lies less in a single showpiece building than in the relationship between house names, varying setbacks, gardens, boundaries and the short rising road.
The street also records change. It was not completed as one uniform estate. Larger residences were joined by smaller dwellings, adapted buildings and a school, producing a mixed residential and community landscape. That piecemeal character is historically useful because it shows how Galashiels continued to grow after the principal Victorian expansion.
A Short Road of Named Houses
Scottish Borders Council records Parsonage Road as a cul-de-sac from Abbotsford Road, about 0.218 kilometres (0.135 miles) long. Although short, it contains a notable group of individually named properties. Names such as Fernieknowe, Oatlands House, Little Oatlands, Kinkell and The Rectory give the houses an identity more often associated with suburban villas or small estates than with continuous urban terraces.
The present mixture should not be read as if every building belongs to the same date or architectural scheme. Plot sizes, building lines and house forms vary. The Old Gala Club’s town timeline records private housing development on Parsonage Road in 1981, providing a dated reference point for later infill. The street is best understood as a layered residential landscape rather than a formally planned row.
Fernieknowe: A Documentary Anchor
Fernieknowe provides the clearest presently documented link between the road and Galashiels’ textile prosperity. The 1898 Galashiels & Selkirk Almanac and Directory lists Mrs Cochrane at Fernieknowe. A register of Merchiston Castle School also associates Hugh Paterson Cochrane with Fernieknowe, describing him as a woollen manufacturer. Current address records place Fernieknowe on Parsonage Road.
This evidence establishes the house name and a manufacturing-family association by the late nineteenth century, but it does not yet prove an exact construction date, architect or original client. Those details require further work in valuation rolls, sasines, plans and local newspapers.
The School and a New Public Layer
National Records of Scotland holds architectural plans, elevations, sections and amendments for a proposed school at Parsonage Road dated March, September and November 1936. The Old Gala Club’s town timeline records the new Parsonage Road School opening in November 1938. Together, these sources show that the road had acquired an educational and community role alongside its private houses by the inter-war period.
Scottish Borders Council’s current asset register identifies St Peter’s Primary School and St Peter’s Nursery School on Parsonage Road. Their larger footprint and public use contrast with the domestic plots and add an important twentieth-century phase to the streetscape.
Relationship with Abbotsford Road
At its western end, Parsonage Road meets Abbotsford Road beside St Peter’s Episcopal Church. The church is separately Category C listed under the statutory address “Abbotsford Road and Parsonage Road”. This junction connects the quieter residential street with the better-documented sequence of nineteenth-century villas and religious buildings along Abbotsford Road.
Parsonage Road therefore belongs to a wider southern residential landscape. It complements, rather than duplicates, the grander and more architecturally documented Abbotsford Road villas.
Things to Notice
- The contrast between large named houses and smaller later dwellings.
- Differences in setback: some buildings sit close to the road, while others are approached through deeper plots.
- Boundary walls, gates, planting and entrances that help define each property from the public street.
- Varied rooflines, bays and stonework where they can be seen without entering private ground.
- The change in scale created by St Peter’s Primary School and its grounds.
- The visual and historical relationship with St Peter’s Episcopal Church at the Abbotsford Road junction.
Why It Matters Today
Parsonage Road helps broaden the story of Galashiels beyond mills and major listed monuments. It shows how domestic ambition, privacy, landscape and public provision all shaped the expanding town. Its historic character depends not only on individual houses but also on gardens, boundaries, building setbacks and the cumulative rhythm of the street.
Change need not stop, but incremental loss of boundary features, mature planting or the space around larger houses can weaken the street’s legibility. Recording the group now provides a foundation for more detailed research and for informed discussion of future change.

Notes and Uncertainties
- This is a group streetscape entry, not an exhaustive gazetteer or an assessment of every property.
- The evidence reviewed does not yet establish exact construction dates, architects or original owners for most of the larger houses.
- Current address and property sources have been used only to confirm surviving house names and locations, not as proof of historical dates or architectural attribution.
- This page does not claim that the individual villas are listed. St Peter’s Episcopal Church at the Abbotsford Road junction has its own statutory designation and separate directory entry.
- Most houses are private. Nothing in this entry should be taken as an invitation to seek access or photograph from private ground.
